Service Terms and Conditions

*We take care (no charge) of transfers from and to Denpasar airport (one time, 2 ways per villa).

*Daily cooked breakfast is included. Please inform our manager of your dietary choices and restrictions if any (allergies, gluten free, vegan…)

*Laundry (Apart from delicate, expensive / precious items and items requiring dry cleaning is included for stays over 3 nights without responsibility from our part as we use an unaffiliated local company. A disclaimer form will need to be signed.

*Housekeeping (including gardens and swimming pool) is included and mandatory.

*Normal occupancy is 2 persons per bedroom.

We kindly ask our guests to observe a quiet time period from 10 pm to 9 am (no loud music, voices, noises etc…). No parties or outside overnight guests are allowed.

We kindly ask that all our team members are treated with consideration. They work for our 4 villas at the same time.

We will take a picture of each guest’s passport / KTP.

Our manager is on call from Monday to Saturday from 9am to 6pm to answer all your questions about activities in Bali. 

Our team is there daily. We have security staff on site.

No parties or outside overnight guests are allowed.

We do NOT have a car park, only drop-off and pick-up are possible by car (smaller than Toyota Alphard).

Full payment has to be received before check-in. For booking in more than 30 days a 25% deposit has to be paid to secure the booking, the balance will be due 30 days before the check-in date. All payments made are non-refundable.

No sublease or transfer of booking. No one will be allowed in without the booked-in guests present and staying.

Please inform our General Manager as soon as possible should you break or lose something.

Check-in time is 4pm, and check-out time 11am. However should our guests request early check-in or late check-out, we will be happy to comply should the villa be available before and after their stay. Should that not be possible our managers will keep your luggage secured in their office.
